Properties

Affordable Housing Properties or Rent-Restricted/Income-Restricted Properties
We manage a number of government-designated affordable housing properties. Affordable rental housing is rent-restricted/income-restricted housing that usually rents for slightly less than comparable non rent-restricted/income-restricted properties.

The IRS sets the guidelines for this housing. There are a number of restrictions that we are happy to explain to you. One of the most important restrictions is that we cannot rent to a household where every member of the household is a FULL-TIME college student. (However, as with any government program, some restrictions apply. Please call 406-585-0880 to see all the guidelines for the rent restricted/income restricted properties). Another important restriction is that there is a limit on the combined gross annual income of everyone who will occupy the unit. Application Fee
Each household member, age 18 or over, must pay an application fee at the time applications are submitted. APM employees cannot begin processing any applications until all applications and fees are received from all parties intending to live in the unit. Even married couples must fill out separate applications and pay separate application fees. This is a Fair Housing issue. (We cannot discriminate by allowing some applicants, married couples for example, fill out one application and pay one fee while at the same time requiring unmarried couples to do so.)

Application Process
Each adult member of the household, age 18 or over, must fill out a separate rental application, and pay the appropriate application fee. Upon submission of the rental application and all supporting documents, APM employees will make every effort to complete the application process within 2 working days. If you haven’t received a response from our office within 2 days, please feel free to call to check on the status of your application.

Rental Selection Criteria
We hope you are approved to live in one of our properties. However, if you are denied, other then a denial based on credit, you will not be provided with the specific reason for the denial. However, you will most likely be able to determine the reason by reviewing the Rental Selection Criteria. Please call 406-585-0880 to receive the rental selection criteria.

Holding Fee
When an applicant is approved for a rental property, a non-refundable holding fee will be required within 1 working day of the approval. At that time the approved applicant must commit to a move-in date. In part, the amount of the holding fee will be based on the length of time between the approval date and the date that the applicant is able to move into the rental unit. If the applicant signs lease paperwork and moves in on the agreed upon date, the holding fee will then be applied to any security deposit due. Unfortunately, if the applicant decides not to move into the unit at the agreed upon time, the holding fee will be not be returned under any circumstances.

Maintenance Services
APM has maintenance personnel on call 24 hours per day, 7 days per week, including holidays.
